A wonderfully historic Castle and wine estate that sits on the edge of a Tuscan town
This wonderfully historic Castle and wine estate that sits on the edge of a Tuscan town only 30 km from Florence falls into one of the oldest parts of wine producing Chianti.
With a total of 150 Hectares of land, of which 40 hectares are vineyards the territory is rich in clay and limestone, with the main production of Sangiovese grapes together with Merlot, Cabernet Sauvignon, Cabernet Franc, Petite Verdot, Syrah, Malbec, Viognier and Trebbbiano with which is produced the award winning and famous Vinsanto.
Other Land Area: – 11 Ha Olives – 31 Ha Arable – 15 Ha Woodland – 21 Ha uncultivated – 22 Ha mixed use
The property is divided into three sections: The Castel-Villa, with chapel, watchtower and monumental 17th century cellars; The “Fattoria,” a very large set of Farm buildings, housing the wine production, and two further farmhouses, covering a total of 5.687 square metres. The Castel and farm are also a centre of international studies, collaborating with many North American universities.
The Castle is of medieval origins, belonging to the Ghibellines, Count Alberti, and then the Machiavelli family in 1393 and finally to the current family in 1830 and thus with such a rich history is now part of the association for Italian historic dwellings, (ADSI.) The Castle although grand and imposing sitting on its own outcrop is mounted from below by a beautiful stone staircase to the side. One arrives into a wonderfully intimate and charming atmosphere of a unique family home set around an idyllic medieval courtyard. Internally there is glamorous and sumptuous decoration from the past, but the villa has undergone no structural modifications to date and would now benefit from a light brush with the 21st Century.
The Fattoria, comprises: – Apartments, Estate Offices, storerooms, vaulted wine making areas, Vinsantaia, Barricaia, carpentry workshop, wine shop and restaurant.
The two further farmhouses, Ragnaia: 405 Sq M. and Bramasole 514 Sq M.
There is enormous potential to develop this estate. There is permission in place to move the current denominated Cantina space to another location on the estate, and build a new modern wine making facility whilst freeing up the magnificent Fattoria for other business possibilities.
